We are moving forward with an investment property in your jurisdiction and we are in need of an agent who actually knows what they are doing. You are a Realtor and I'm sure you've seen your colleagues get a lot of nothing done in a days work. We Cannot Afford This. Which is why you are here. You are being qualified. "Why Should I Close With You?" We can get comps and personal opinions from anybody, and we have. We have spun our wheels out dealing with professional tire kickers otherwise known as "the best realtor in town". Frankly, we cannot do that anymore. Time is our most valuable asset and your colleagues have left a sour taste in our mouth. So Again, What Makes You Different? Are you able to handle double closings? Do you specialize in working with out of state investors? Are you able to be contacted at all hours? Do you strive to create relationships? "What Exactly Are You Doing?" We are purchasing a rehab property next week and need a buyers agent to transfer everything into our name and handle all of the paperwork. We will not be at closing so you must really know what you are doing. In addition to the closing we need to make sure that we are getting into a good investment which is where the CMA and your personal experience goes to work. All of the properties that we work with are rehabs and we need to verify the numbers that we got from the seller. If the numbers make sense, we move forward. Usually we close within 2 weeks. Once the asset is in our name, we get the contractors in there. Once the job is completed we need you again but this time you will be our listing agent. If you do not understand double closings this probably won't work out. The most important aspect in this deal is the relationship with our realtor. After all, we are not from there, we will NEVER even see the property. We need to trust you 100%. We will give you the closing, but you must provide us the homework. You will be our eyes and ears. Once we decide that you are worth our time we will send you the address. From there you not only provide a CMA but you physically look at the property. Then you can assess the deal and report back to us on whether the numbers are aligned on what we were being told. We will be your best clients if you provide us value in working with you. "Are You Really A Realtor?" If you feel like you are what we are looking for please educate us on why we would want to work with you and not any other realtor. Below is an application form that all Realtors must fill out to work with us. If you are any type of realtor you know that our group cannot waste time on tire-kickers which is why we have the application process set up. We need to cherry pick the best realtors to close for us, seamlessly. Keep in mind time is our most valuable asset, all of ours. If you cannot value your own time, you surly cannot value ours and you should seek business elsewhere. Nonetheless, even if we don't work together I wish you the best.
